It’s one thing owning a home, but another thing ensuring your property increases in value. Buying into property requires constant investment. Obviously, some home improvements take longer or cost more than others, but there are some easy ways to increase home value. The key to owning a home is continuous maintenance. Why wouldn’t you strive to make your home, home? Don’t save all the DIY for the weeks before you put your property on the market.

1. Painting

Usually, the first thing people think of to increase home value is painting. But it’s not going to help in the long run if you keep slapping coats of paint over damaged and cracked areas in your home. It’s important to fix things before painting over them, and ensure you use an effective primer. You should also use good quality paint that has a decent warranty. After all, you don’t want to have to re-do the paint job a few weeks down the line.

2. Landscaping

Gardening is good for the soul, so why not get stuck into the glorious bit of ground that you’ve been given. Your garden is as much a part of your property as the building, and it’s often the deciding factor for many property purchasers. Invest some time and money into by continuously planting new things, de-weeding, pruning, cleaning and watering. If you’re worried about the cost of water to keep it looking fresh then rather plant waterwise plants – there are plenty of beautiful options. You can also plant things that will keep giving back to you like herbs, fruit trees and vegetables.

3. Proofing

One main reason people are put off buying a property is because of damp or water issues. Do whatever you can to damp proof and/or waterproof your property. “Dampproofing is intended to keep out soil moisture while waterproofing keeps out both moisture and liquid water.”

One of the greatest ways you can increase home value is by investing in energy savers, such as solar power systems, proper home insulation and energy-efficient lights and appliances. The cost of electricity is inevitably going to climb, so saving energy is saving money.

5. Flooring

People notice floors like they notice shoes. A person’s outfit could look amazing, but if their shoes look terrible then the whole image is ruined. Making sure the flooring in your home is in good condition is fundamental. Replace broken tiles and/or keep carpets clean. If the flooring in your home is considerably damaged then consider removing what you have and investing in a better long-term solution for your home.

It’s often quite easy to make a few cosmetic changes to your home that will increase its worth. Obviously, you’ll need to think of things that become permanent features. How about a uniquely decorated house number or some stepping stones to your front door? Why not spend a little bit more on some stylish curtain rods?
